As a result, the building’s scale and design are sympathetic to the character of the other buildings in the Financial District, and 343 Sansome further avoids casting new shadows on public park spaces in the area. Building management and the developer, Hines, have exercised similar care in the management of energy consumption at the site, and through selected retrofitting of building systems qualified for the EPA ENERGY STAR label. Climate control systems at 343 Sansome include high-efficiency chillers, and variable frequency drives on all of the building’s air handling units thus allowing the volume of air moved in the building to vary depending upon demand. Other areas of significant energy savings include the use of high-efficiency T-8 fluorescent bulbs, and the 1998 installation of a Windows-based building energy management system incorporating Direct Digital Control. This system allows centralized real-time monitoring of building systems, zone by zone, and gives management the ability to monitor and maintain building conditions at optimal levels, improving tenant comfort and reducing energy consumption in one stroke.
